A 40 unit residential apartment building with semi basement parking. Apartments are a mix of studio, one bedroom, two bedroom and two bedroom and den. The large decks on the top floor reduce the building mass on the corners. The partial basement parking forms a strong plinth and a minimal floating roof caps the building.
